LANDLORD - Service Standards

When you engage our services we are committed to work on your behalf at a high level of professionalism, here is our commitment to you in writing.

1. Professional Standards

All our property manager are licensed and complete advanced industry training through the Real Estate Institute of New Zealand ensuring that our procedures are conducted to the highest level.

2. Communication

Our policy is set that your property manager will contact you whenever the following occurs:
  • Your tenants are leaving
  • We are seeking and find new tenants
  • There are outstanding rent arrears or other breaches
  • After each inspection to discuss your property
  • Whenever there are maintenance issues with the property
  • Whenever the rental is due to be reviewed

3. Condition Reports

All new tenancies have a detailed written report of the condition of their property signed by the tenant and your property manager prior to the tenant moving into your property. When the tenant vacates we check this report and handle any issues or disputes via the Tenancy Tribunal on your behalf.

4. Letting

We know how important it is to have properties not only occupied in a timely fashion but to the right people at the best market price, we interview each prospective tenant who applies for a property in person and verify all references with personal calls.

5. Rent Arrears

Summit Property Management leave one of the strictest policies on non-payment of rent by tenants, we check rentals due on a daily basis and make personal contact with any tenant who fails to make their payment on time, should the rental remain unpaid we apply to the Tenancy Tribunal on your behalf for payment and if necessary to terminate the tenancy.

6. Maintenance

Our aim is to ensure that your property is maintained to a level that will give you good economical appreciation on your investment, we can where necessary create maintenance schedules and will always communicate with you about repairs and maintenance needed and carried out.

7. Routine Inspections

4 times a year your property manager will personally visit your property and carry out an internal and external written maintenance inspection, this ensures that you know what is happening with your property and tenant.

8. Money

All bonds are lodged with the ministry of Housing and your rent is protected by our trust account. Your rent is paid to you with 3 working days of close off each month and mid monthly if you require as well.

9. Documentation

We will use the best documents and paperwork available in the industry to give you the best possible protection. 

10. Privacy

All personal information held by us on you will be held in the strictest confidence and will not be released to a third party with out your authorisation.
